Garage Floor Brief · Cost calculator
Enter your garage's square footage, choose epoxy, polyaspartic, or tiles, set the slab condition, and add preparation items to get a planning range. The base rate is anchored to HomeGuide's $1,600 to $5,800 benchmark for a two-car epoxy installation and cross-checked against Angi, Duration, and Bob Vila.

By the numbers
$1,600–$5,800
HomeGuide benchmark: epoxy flooring for a two-car garage costs $1,600–$5,800 (2026)
HomeGuide's epoxy flooring guide, updated February 2026, is the planning benchmark behind this site's calculator. It describes an epoxy installation only; tile and polyaspartic proposals need their own scope, and the exact garage area and preparation need confirmation.
HomeGuide, epoxy flooring cost (2026)$2–$12 per sq ft
Installed epoxy flooring costs $2–$12 per square foot (Angi, updated August 2026)
Angi's epoxy flooring cost guide lists $2–$12 per square foot installed across epoxy types, with sized examples of $750–$3,000 for 250 square feet and $2,250–$9,000 for 750.
Angi, epoxy flooring cost guide (2026)$1,500–$6,000
A 500-square-foot garage epoxy coating costs $1,500–$6,000 (Angi, 2026)
Angi's size table lists $750–$3,000 for 250 square feet, $1,500–$6,000 for 500 and $2,250–$9,000 for 750. The per-square-foot rate is constant; the range within each size reflects preparation and system.
Angi, epoxy flooring cost guide (2026)$1.45–$5.21 per sq ft
DIY epoxy materials run $1.45–$5.21 per sq ft versus $3–$12+ installed (2025)
Garage Flooring LLC prices DIY epoxy at $1.45–$5.21 and DIY polyurea at $1.00–$4.78 per square foot for materials, compared with $3.00–$12.00+ for professional installation. The gap is mostly prep labor, which is also where DIY jobs fail.
Garage Flooring LLC, comparing garage coatings, tiles and mats over time (2025)Garage floor pricing is per square foot times a system rate, plus preparation. The calculator follows that structure so that its output can be rebuilt from a real proposal's line items. HomeGuide's 2026 benchmark for a two-car epoxy installation is $1,600–$5,800; on a 450-square-foot floor that is roughly $3.50 to $13 per square foot all-in, and the spread is mostly preparation and layer count.
The sections below explain each input, where the numbers come from, and how to read the result against the proposals you receive through the request form.
The mid-grade rate is a professional 100%-solids epoxy with flake and a clear topcoat over a ground slab. Duration's 2026 guide prices professional epoxy at $3 to $7 per square foot and Angi's at $2–$12 per sq ft across all epoxy types; Bob Vila's national average project is $2,441. The calculator's base sits in the middle of those at about $6.50 per square foot for typical prep, which reproduces HomeGuide's two-car range at the default size. The polyaspartic tier scales up to match Duration's $5–$12 per sq ft and Bob Vila's $4 to $9; the tile tier scales to material plus light labor.
Simple means a sound, dry, uncoated slab with no more than hairline cracks: grind, fill, coat. Typical means minor crack repair, some oil spots, and a stem wall to coat, which is most garages older than ten years. Complex means a previous coating to remove, significant repairs, or a layout with posts, steps, and drains that slow every step. Duration prices removal alone at $3 to $8 per square foot, so the complex multiplier is real money; if you know a failed coating is on the slab, use the removal add-on as well.

Because that is how good proposals are written. Duration's 2026 guide lists surface preparation at $1–$5 per sq ft, moisture testing at $200 to $500, crack repair at $250 to $800, and old-coating removal at $3 to $8 per square foot. Keeping those as line items lets you see whether a proposal that is $1,200 higher than another includes grinding and a moisture primer or simply costs more. Contents removal is included because moving cabinets and a refrigerator has a cost too, whether you pay a mover or spend a weekend; our analysis of the federal 2024 household survey found 32.0% of owner-occupied attached-garage homes keep a second refrigerator in the garage.
Take each proposal and rebuild it in the calculator: same square footage, same tier, same add-ons. If the proposal lands inside the calculator's range, the difference between two proposals is in the scope details, and the service pages explain which details matter. If a proposal lands well above the range, ask what in the scope explains it; a heavy removal, a metallic finish, or a regional rate can. If it lands well below, ask what has been left out, because Angi attributes 33–60% of the installed price to labor, and a very low number usually means very little prep.
Remember the time cost the calculator cannot price. Garage Living puts epoxy at up to a week before parking and polyaspartic at 24 hours; if a week of street parking is a real cost to you, the polyaspartic premium buys it back. The comparison page weighs that trade directly.

Because the published ranges are wide. Angi lists installed epoxy from $2 to $12 per square foot, a six-fold spread driven by prep and layers. The calculator narrows that by asking about slab condition and add-ons, but it cannot see your floor. A site visit and an itemized proposal are what turn the range into a number.
No. Sales tax on materials varies by state, and disposal of ground coating debris is usually a small line. Ask for both in the proposal. The calculator also excludes permits, which are rarely required for a garage floor coating but occasionally are for a conversion.
Use the epoxy tier at the simple complexity level and skip the coating add-ons; the result overstates a grind-and-seal slightly because it includes a full coating system. Duration's $1 to $5 per square foot prep figure plus a sealer line is a closer manual estimate for a ground and sealed slab.
No. Enter the floor area only and use the stem wall add-on. Stem walls and the 4-inch cove are priced by the linear foot by most installers, and the add-on approximates a two-car perimeter. A three-car garage or a garage with many posts should scale that allowance up.
It is working days on site, not days until you can park. A two-car coating typically takes two to three days of work, then cure: Garage Living puts epoxy at up to seven days before vehicles and polyaspartic at 24 hours. Tiles are usable when the last one clips in.
In materials, yes. Garage Flooring LLC prices DIY epoxy at $1.45–$5.21 per sq ft versus $3 to $12 or more installed. The gap is mostly grinding and prep labor, which is also where DIY floors fail. Bob Vila lists water-based kits, the usual DIY product, at a one-to-three-year lifespan.
The system rates apply to any interior concrete slab, but basements often have higher moisture and lower temperatures, and commercial shops may need thicker systems. Use the moisture primer add-on for a basement and treat the result as a rough floor for a shop.
