Garage Floor Brief · Free estimate
Use this form to describe your garage, its slab condition, how you use the space, and how long it can stay empty. Independent local professionals who install coatings or tiles will contact you to schedule a site visit and send a written proposal. There is no fee, no obligation to hire, and no commitment created by submitting the form.
A good estimate starts with a good description. Installers price garage floors by square footage, preparation, and system, and the more of that you can describe before the visit, the more accurate the first proposal will be. The list in this section covers what to include; the sections after it explain what happens next and how to compare the proposals when they arrive.
Your details go to independent professionals who serve your area and install the systems you named. Each one who is interested contacts you to arrange a site visit; that visit is where they measure, take a moisture reading, and look at the slab. They then send a written proposal. You can request that proposals be itemized for preparation, repairs, system layers, edges, and schedule, and the service pages explain what each of those lines should contain.
There is no obligation at any stage. Collect two or three proposals for the same measured floor, compare them against the checklists here, and hire the one you trust or none. Garage Floor Brief does not participate in the transaction and does not charge homeowners. If a second refrigerator lives in the garage, as it does in 15.1% of occupied homes by our analysis of the federal 2024 household survey, say where it can go during the work.
Ask how the slab will be profiled and to what target; grinding with a stated CSP is the answer you want. Ask for the moisture reading as a number and the product's limit. Ask what happens if the reading is over. Ask for the names of the products in each layer and the walk-on, drive-on, and heavy-load dates the data sheets support. Ask how the stem walls, door threshold, and joints will be finished. Ask what the warranty excludes. The preparation page explains why each of those matters.
For a tile proposal, the questions change: brand and model, thickness, compressive rating, open or solid back, edge ramps at every exposed edge, and the expansion gap. The tile page has the full list.

Normalize to price per square foot for the same scope. Duration's 2026 guide puts a coated two-car garage at $1,600–$6,900, and most of that spread is prep and layers, so two totals a thousand dollars apart may describe different floors. The calculator lets you rebuild each proposal from its line items to see whether the difference is grinding, a topcoat, or margin. The comparison tables help when the proposals are for different systems.
Do not compare a warranty by its headline term alone. Read the exclusions: moisture and hot tire pickup are the usual carve-outs on epoxy, and creep and buckling are rarely covered on tiles. A shorter warranty with fewer exclusions can be worth more.
That is fine. The garage floor quiz and the homeowner polls are there for people still working out what they want. A CRAFTSMAN survey conducted by Atomik Research in 2022 found 52% of Americans unsatisfied with how their garage is organized, and many flooring projects begin as part of a broader cleanup. Space is a question too: a UCLA study reviewed by the Sightline Institute found 3 of 4 households had too much stuff in the garage to park a car, and a SpareFoot survey found 47% of Americans admit to problems parking in theirs. Deciding what the space is for before you decide what to put on the floor is the right order.

Two or three for the same measured area is enough to see the spread without exhausting yourself. More than that tends to produce proposals for slightly different scopes that are harder to line up. If the first two are far apart, the itemized lines will show why; a third can settle which one is the outlier.
Yes, if possible. The visit is where the moisture reading is taken and where you can point to damp corners, old products, and oil spots. It is also where you see how the estimator inspects the slab: someone who looks for shiny sealer patches and asks about the garage's history is doing the work; someone who measures and leaves is not.
Yes. Say so in the form. Some professionals install both and will quote each; others specialize, in which case you may receive a coating proposal from one and a tile proposal from another. Comparing across systems is normal, and the comparison page covers how to weigh a bonded coating against a removable floor.
The professionals who receive your request contact you to schedule a visit and follow up on their proposal. That is the purpose of the form. Garage Floor Brief itself does not call you, and your details are not shared with unrelated services. If a pro is persistent after you have declined, tell them plainly; you are under no obligation.
Mention it. Grinders and dust extractors need substantial power, often 220 volts, and a detached garage without it means a generator or a long run from the house. It does not prevent the work, but it affects price and scheduling, and an estimator who knows in advance can plan for it.
A close estimate is enough for the form; the estimator measures on the visit. Interior length times width is fine. NAHB reports that 65% of new homes completed in 2024 had a two-car garage, and our analysis of the EIA's 2024 household survey finds 27.8% of all occupied homes have a two-car attached garage. Those are typically 400 to 576 square feet, so if yours is a standard two-car, that range gets you started.
Yes, but tell the pro who owns the property and who will authorize the work. For a house under contract, the seller may need to permit a site visit. For a rental, a tile floor is often the sensible choice because it can be removed; say that upfront so the proposals fit.
Service guideEpoxy Garage Floor CoatingAn epoxy garage floor coating is a two-part resin system applied in layers over ground, repaired concrete.
Service guidePolyaspartic Floor CoatingA polyaspartic floor coating is an aliphatic polyurea system that cures within hours, resists UV yellowing, and tolerates lower application temperatures than epoxy.
Service guideInterlocking Garage TilesInterlocking garage tiles are rigid or flexible modular pieces, usually 12 to 16 inches square, that snap together over the existing concrete without adhesive or curing.
Service guideConcrete Grinding & PrepConcrete grinding and preparation means mechanically profiling a garage slab, removing old coatings and contamination, repairing cracks and spalls, and testing moisture so that a bonded coating can adhere.
